A Clearer Path
to Rebuilding
Rebuilding a home requires more than selecting a contractor. Insurance, available funding, design goals, permitting, and construction costs all need to work together.
We help homeowners understand the full picture and move forward from a plan that is financially and technically realistic.
Rebuilding begins before construction.
Many homeowners are being asked to make major decisions while still navigating insurance, temporary housing, architects, lenders, public programs, and changing construction costs.
It can be difficult to know what should happen first — or whether the design being discussed can actually be built within the available budget.
We created this resource to help Altadena homeowners step back, understand the decisions in front of them, and move forward with a clearer plan.
What we hear most often.
“Is my available funding enough?”
We can help you map the different sources of rebuild funding and compare the total with a preliminary construction budget.
“How do I avoid beginning a project I cannot finish?”
The contract, payment schedule, design documents, contingency, and project scope should work together before construction begins.
“Is the design aligned with my budget?”
When design and available funding begin moving apart, changes are less costly and disruptive when they are addressed early.
“Where should I begin?”
Begin with what you have available, what your family actually needs, and what the property and permitting path will reasonably support.
Architecture-informed construction, grounded in real execution.
Kink is a Black-owned, family-run general contractor based in Los Angeles. Our background brings together architectural training, construction management, field execution, and custom fabrication — which allows us to look at a rebuild as one connected process, not a series of disconnected handoffs.
We believe homeowners make better decisions when budget, design, schedule, and construction realities are discussed openly from the beginning.
Through our sister company, UMPA Millwork, we also bring hands-on experience in cabinetry, architectural fabrication, and finish execution. That experience helps us understand not only how a home should be designed, but how its details will actually be built.
Straight answers before major commitments.
A rebuild consultation is an opportunity to look at where you are, identify the decisions that matter most, and determine the next practical step.
We will be direct about what appears realistic, what still needs to be verified, and where we see potential risk. We may be the right builder for your project, or we may not. Either way, the conversation should leave you better informed than when it began.
What we can help you understand.
Total rebuild funding
Organize insurance proceeds, financing, grants, and other available resources into one working picture before committing to a scope.
Budget-first planning
Establish a realistic construction ceiling before the design grows beyond what the project can support.
Rebuild and expansion options
Understand the differences between replacing the previous home, expanding the footprint, incorporating an ADU, or planning for future additions — and which path aligns with your available funding.
Keeping design aligned with budget
When the design, available funding, and homeowner priorities begin moving in different directions, early identification is what keeps options open.
Permitting strategy
Understand which aspects of the project may qualify for a streamlined path and which may require a broader review — and what that means for your timeline.
Project delivery and contractor evaluation
Compare design-build coordination with separate design and construction teams. Know what to verify before signing — license status, insurance, references, payment terms, and who will actually manage the work.
Contract and payment protections
Scope, milestones, payment schedules, change orders, lien releases, and documentation — the details that reduce the risk of a project that stalls.
How planning, design, and execution come together.
Del Valle ADU
A 1930s detached garage converted into a livable ADU and art studio. The project involved full interior demolition, structural work, a bathroom addition, custom tile installation including a linear shower drain and floor-to-ceiling layout, and a custom millwork package — each trade requiring careful coordination and precise sequencing.
The architect was CDY Architecture (Cody Jenny). Millwork was produced by UMPA Millwork. The project was managed through eight documented construction milestones.
Let’s look at where you are.
This is a focused introductory call to review where your rebuild stands, identify the most important decision in front of you, and help clarify the next practical step.
To make the conversation useful, please provide the property address and upload at least one drawing, plan screenshot, sketch, insurance scope, or property photo. The document does not need to be complete or professionally prepared. Even a phone screenshot can give us valuable context before the call.
